ALL PROPERTY DESCRIPTIONS WILL SPECIFY BOTH THE RENTAL RATES AND RENTAL SEASON DATES.
RESERVATIONS: Reservations can be made by calling (506) 653-0400, call us free from USA and Candada 1-866-627-5610, or by visiting our web site at www.gammatamarindo.com. We are open 6 days per week from 8:00 a.m. to 5:00 p.m,(Sunday closed) or you may reach us by fax at (506) 653-0600, e-mail email@example.com 24 hours per day, 7 days per week. Gamma Property Management is employed as Agent for the property owner.
CONFIRMATION:Once you make a reservation by phone, email or fax, you will have to make a down payment (50%). Once your payment is registred on our account (transfer, credit card) your will receive a rental confirmation as well as a rental agreement to be returned signed and approved by fax or email.
BALANCE DUE:The balance due (other half of rent) and Refundable Security Deposit (if applicable) is due 30 days prior to your arrival date.
LATE ARRIVAL:We will be happy to leave a packet containing keys and directions to properties for any of our guests arriving after our office is closed, provided they have paid their balance in full. For your late check-in please contact QCTRL@gammatamarindo.com. A forfaitary $10 will be asked for late check-in after 06:00pm.
OCCUPANCY:The maximum occupancy will be listed on our rental agreement and includes children, except infants in cribs at time of occupancy.
KEY DEPOSIT:A key deposit of $10.00 for two sets is required at check-in and will be refunded provided that the tenant vacates and returns the keys to the property management office by 12 a.m. on the day of departure. If you decide to check-out while the property management office is closed please contact us before. Failure to check-out on time or not returning keys by 12 a.m. will result in forfeiture of the key deposit and one night penalty.
CANCELLATIONS AND TRANSFERS:Cancellation of a confirmed reservation shall be subject to an administrative fee of $100.00. The cancellation (administrative) fee is payable to Gamma property management to cover the expense of rebooking the property as well as the additional paper work involved. Gamma property management must be notified in writing of a cancellation or transfer. A last minute cancellation will be accepted by phone but must be followed by a letter. If a transfer is made from one property to another or a cancellation is made, the advance payment on the original property will be held until that property is re-rented. If the cancelled period is not re-rented, all monies received will be forfeited. Every effort will be made to re-rent after a cancellation.
REFUNDS:No refunds will be made due to unfavorable weather, maintenance problems, inoperable appliances or faulty equipment, disruption of utility services or early departure due to an emergency.
PETS: Most rental properties do not allow pets in the units or on the property. This also applies to visitors' pets as well as your own. Upon making a reservation for a property that allows pets, the Pet Fee of $300.00. The fee will be due in your final payment. You must also sign in the space provided on the Vacation Rental Agreement that you will be bringing a pet and indicate the number and type of pet(s) that you will be bringing. Pet Owner's or Lessee's are financially responsible for damages caused by their pets. PETS FOUND IN PROPERTIES NOT ALLOWING PETS IS CAUSE FOR IMMEDIATE TERMINATION OF THE TENANCY AND EVICTION WILL OCCUR AT THAT TIME WITH NO REFUND. Please declare all pets. (Maximum 2 pets and no exotic pets or cats please.)
MESSAGES/MAIL: Messages and mail may be received through and picked up at our office. WE DO NOT DELIVER MESSAGES, except in cases of extreme emergency (death, accident or serious illness). Be sure to leave the name of our firm and the name, number, phone number and address of your property with someone who might need to reach you.
TELEPHONES: Please check with our office general conditions applicable for use of a telephone when available.
TENANT RESPONSIBILITIES: We ask that each property be treated as if it were your own. Please leave the property as you found it being sure to wash and put away all dishes, store dirty linnens and towels on the bathroom's floor, take out the trash. Do not rearrange the bedding or furniture. Close and lock all doors and windows and turn off all lights. Failure of tenants to comply with all tenant responsibilities will result in tenant being charged for additional clean up and/or damages.
SECURITY DEPOSITS: Security Deposits are due with your final balance. The property will be inspected prior to your arrival and again when you vacate and the deposit is disbursed within 15 days of your departure.
Tenants staying in units that require a Security Deposit must report damage to their unit immediately or it will be deemed that they are responsible for said damage. Security Deposits may be added to any house at Agent's discretion.
